Air duct cleaning is one of the most searched HVAC services in South Florida — and one of the most misunderstood. The ducts running through a home distribute conditioned air to every room, and in a climate where the AC runs year-round, they accumulate dust, debris, and in some cases biological growth faster than most homeowners expect. The question isn’t whether ducts eventually need attention, but which kind: cleaning or replacement. The answer depends on what’s in the ducts, what they’re made of, and what caused the contamination in the first place.
When Air Duct Cleaning Makes Sense
According to both the EPA and NADCA, the clearest indicators that cleaning is warranted are visible mold growth inside hard-surface sheet metal ducts, evidence of pest or rodent infestation inside the duct system, or ducts that are heavily clogged with dust and debris.
Beyond those clear triggers, cleaning may also be appropriate after a renovation or construction project that generated significant dust, after a storm or water intrusion event, or when a home is purchased and the duct history is unknown.
Regular duct cleaning eliminates accumulated dust, allergens, and other pollutants from the duct system, and clean ducts facilitate better airflow, reducing strain on the HVAC system. What cleaning does not do is fix an underlying problem. If the conditions causing mold growth in the first place are not corrected, mold growth will recur. Cleaning is only part of the solution; identifying and addressing the moisture or contamination source is the other.
When Air Duct Replacement Is the Right Call
Cleaning is not always sufficient — and in some cases, attempting to clean ducts rather than replace them can make the problem worse.

Other replacement indicators include ducts that are structurally compromised — collapsed sections, disconnected joints, or significant air leakage — as well as systems that are simply at the end of their service life. Neither cleaning nor replacement should be decided without a proper inspection first. According to NADCA’s ACR Standard — the industry benchmark for HVAC system cleaning — a thorough inspection examines the supply and return ducts for buildup and structural integrity, checks the air handler and drain pan for moisture, looks for any signs of biological growth, and verifies that filters are properly fitted and functioning.
A qualified technician will document what they find and explain what the findings mean before recommending a course of action. Any recommendation to clean or replace ducts without a documented inspection and clear explanation of findings warrants a second opinion.
Clean or Replace Air Ducts — It Starts With a Proper Inspection
Duct cleaning is appropriate when ducts are contaminated but structurally sound and made of cleanable materials. Replacement is appropriate when materials are porous and contaminated, structurally compromised, or simply past their useful life. In both cases, identifying and correcting the underlying cause — moisture, poor filtration, system sizing — is what determines whether the solution lasts.
